Being at the forefront of real estate logistics, Prologis are also leading the way in sustainability. We have successfully worked alongside them on this mission for 15 years and supported their sustainability needs across their organisation. One of these projects included a distribution unit of 430,662 sqft that included warehouses, office spaces and parking facilities in the East Midlands. Our BREEAM experts worked alongside them on their latest expansion to optimise the environmental performance of the new structure. This included numerous environmental assessments and strategies at the design stage, some of which included solar PV panels, low energy design, insulation for thermal efficiency, air source heat pumps plus much more. This meant that the warehouse managed to overachieve and earn the highest rating for BREEAM 2018 New Construction Industrial of ‘Outstanding’, and the best possible EPC rating within its size category at the time.

You might have questions about the BREEAM certification process. Here we have addressed a few of the typical BREEAM questions we get asked:
BREEAM stands for “Building Research Establishment Environmental Assessment Method.” It is a sustainability assessment method and certification for buildings, infrastructure, and communities. The Building Research Establishment (BRE) founded the method in 1990 and it is now used in more than 70 countries around the world. To get certified you must appoint a licensed BREEAM Assessor who will review the information and make your submissions to the BRE. A BREEAM Assessor can also support you with the pre-assessment to help you achieve the best rating.
Conducting a BREEAM pre-assessment in the early stages allows for the evaluation of project opportunities. By identifying potential BREEAM credits early on, the project enhances its likelihood of securing the highest certification possible.
There are 5 attainable BREEAM ratings to achieve – Pass, Good, Very Good, Excellent and Outstanding. These levels of certification help provide benchmarks for comparing and improving the environmental impact of buildings.
Less than 1% of buildings have achieved BREEAM Outstanding, and so it takes careful consideration and significant planning to achieve the highest ratings. Only when your project has introduced measures that enhance the buildings environmental performance for the full 9 categories will you have the best chance of achieving the top rating. Engaging with the process early and conducting BREEAM pre-assessments will help you achieve your ambition.
BREEAM certification is not a mandatory requirement for all UK buildings, but local planning authorities often mandate it for specific developments, especially large commercial or public structures. Requirements can differ based on location and project type, highlighting the importance of consulting the local planning authority. Additionally, BREEAM certification may be stipulated by funders, clients, or other stakeholders as a prerequisite for their participation in a project.
